Koh Phangan inadvertently benefited from an increase in tourism set off by the completion of an airport on the neighbouring island of Samui back in the late eighties, however, it fortunately steered away from rapid development. Instead there has been a focus on putting infrastructure in place to hold Koh Phangan in good stead for responsible development. It is mostly for this reason that Koh Phangan has long been the favoured island for backpackers and more recently for those who have been in search for an island escape that actually does feel like an island! Nevertheless, as more people have discovered Koh Phangan's charms, there has been more interest in foreign investment in this island haven.

Most of Koh Phangan's land has been retained by the locals and has been steadily increasing in value over the last six years. This is what many of the local families have been waiting for and similarly for those interested in investing in Koh Phangan. To give an idea of island housing comparison, in Phuket the highest percentage categories, in terms of the size of existing houses, are in the over 650m2 category as well as in the 150-250m2 and 250-350m2 categories. This is a reflection in both the number of high-end projects built or available on the market and the strength of the medium sized/priced market. It follows that the highest percentage sold is in the 13-18 million baht category, however, the high end properties also sell (evidenced by the statistics), with those in the 37-42 million baht category being particularly successful.

On Koh Samui, the highest percentage categories are in the 150-250mē and 250-350mē sizes, with the highest price categories in sales being 7-12 million baht and 13-18 million baht respectively, resulting in both size and sales being in corresponding ranges.

In comparison, on Koh Phangan you could purchase 1600m2 of prime sea view land and build an up market luxury home of your choice for less than 6 million baht. The market is just starting to come alive and those taking advantage of its growth are investing now. Your dream holiday home would become a generator of rapid and sustained capital growth as a demand for luxury holiday rentals on Koh Phangan is currently outstripping supply.
